A ROOF IS NOT A STATIC THING that just sits there. Rather, it expands daily under the baking sun — with different sections being exposed at different times of day — and contracts every night, and during cold snaps. It withers under ultraviolet light. And it endures rainstorms and the rush of flowing stormwaters.
So when you think about it, it’s not surprising that a roof can use a little loving care once a year.
Below the jump is a brief description, with photos, of the annual preventive maintenance that was performed this week on our sanctuary roof.…
As part of routine maintenance, the roofing contractor (Hull Brothers Roofing and Solar) undertook to attend to the following items, among others.
- Apply acrylic paint to the cap sheet in those areas that show a significant loss of surfacing granules.
- Check base flashings at the perimeters of the roof and seal, as necessary.
- Check the coping metals on the parapet walls, and reseal open seams and fastener heads.
- Inspect all penetrations of pipe, vents, and electrical conduit, including around the air conditioning and heating equipment; reseal all open flashings.
- Prime and seal the drain clamping rings with plastic cement, fabric, and roof surfacing granules.
Everything you see below that’s bright white is a newly applied layer of protection. The thicker stuff is an elastomeric roof and flashing compound. (“Elastomeric” basically means “rubber-like.”)
