THE ROOFER CAME on March 6 and patched a number of small cracks and other openings that were discovered in the flashing on the roof. This work was done under warranty. Yet the water intrusion into the portico’s southwest column continued during the most recent rainstorms at the end of March.
Below the jump, this post documents both the repair and the continuing damage.
Repairs on March 6
In the corner directly above the damp column, the roofing crew found a rusted area where a nail had come loose and a previous seal had cracked open.
They then patched that spot with a white silicone compount (see main photo, above), as well as others along the front of the building.
Precipitation since March 6
A total of 1.24" of rain fell on Mishkon during two storms, on 3/13 and on 3/30–31. (On the local measurement of rainfall, see HERE.)
Evidence of water intrusion since March 6
Shortly after the repair, I stood on the portico and used blackboard chalk to mark the outline of existing water damage on the column—what had shown up during this winter, since the completion of the façade coating/repainting project in November. I had marked the edge of brownish discoloration and/or blistering paint. (It is not visible from the street, but rather when you stand nearby the column on the portico.) This was meant to serve as a baseline for assessing future damage.
This photo from April 3 shows that the discoloration now extends much higher up the column, for the chalked area is near the bottom of the photo. In short, the problem has not been solved.
(As in recent years, the column’s paint will again start to peel. Accordingly, I am planning further exploration and repair efforts.)
